Build your search around an ordinary week: where you work, how you travel, and what you want close to home. Then check the documents and expenses for each property.
1. Build a complete budget.
Allow room for the mortgage, property taxes, homeowners and flood insurance, association dues, utilities, and maintenance. Request quotes before your inspection period ends.
2. Check the property records.
Review the parcel and assessment history with the county property appraiser. Ask how a change of ownership affects the estimate, and review eligibility and deadlines for any exemptions directly with the county.
Lee County Property Appraiser ↗3. Understand the water.
Look up the address on the official flood map and obtain an insurance quote. For a waterfront home, also investigate seawall condition, dock permits, and navigable access.
FEMA Flood Map Service Center ↗4. Read the association documents.
For a condo or HOA property, request the governing documents, budget, financial reports, insurance information, and details of pending or approved assessments. Clarify rental, pet, parking, and renovation restrictions.
5. Test the everyday fit.
Visit the area at different times of day. Try the drive to your regular destinations. Compare year-round needs with the lifestyle that brought you to Southwest Florida.
